Avalon is a northeast Pflugerville neighborhood of about 1,430 homes north of Kelly Lane, platted in phases from 2006 to 2018. It has Pflugerville addresses but sits outside city limits, in Pflugerville ISD and one of two Kelly Lane water districts, with an HOA amenity center on Jakes Hill Road.
Jorgenson Real Estate has helped clients buy and sell more than 100 homes in and around Avalon. The dashed line marks Avalon, every pin is a home our brokerage closed within about two miles, and the map updates on its own as new sales close.
Every 2025 taxing unit on Avalon homes adds up to about $2.14 per $100 in Kelly Lane WCID No. 1 and about $2.19 per $100 in WCID No. 2, before exemptions: Travis County ($0.3758), Central Health, the county hospital district ($0.1180), Pflugerville ISD ($1.1069), Travis County ESD No. 2 ($0.0928) and the water district ($0.4425 for No. 1, $0.4970 for No. 2). There is no city property tax. Check any address on traviscad.org.
The Avalon HOA's amenity center at 19729 Jakes Hill Road has a resort-style pool, a toddler pool and splash pad with covered cabanas, a basketball court, playgrounds and a 1,400-square-foot clubhouse residents can rent for events. The pool is open Memorial Day through Labor Day. Walking and biking trails run through the neighborhood, and the HOA also lists Rinderknecht Park. The HOA is managed by PS Property Management (avalon.psprop.net).
Kelly Lane runs along the south side of the neighborhood. Approximate drives: Lake Pflugerville about 2 miles, Cele Middle about 2.5 miles, Stone Hill Town Center and Baylor Scott & White Pflugerville about 3 miles, Weiss High about 3.5 miles, downtown Pflugerville about 5 miles, downtown Hutto about 6.5 miles, Kalahari about 7 miles, Dell Diamond about 8 miles and downtown Austin about 23 miles.
Avalon buyers get a newer neighborhood with a full amenity center and no city tax, balanced against a water district rate on top of county and school taxes, so we lay out the total up front. Because the two WCIDs carry different rates, we price from recent Avalon sales on the same side of the neighborhood with similar size, age and condition. About $2.14 per $100 in WCID No. 1 and about $2.19 per $100 in WCID No. 2 for 2025, before exemptions.
