Our make-ready program for sellers
In real estate, getting a home ready for the market is often called a make-ready: the paint, flooring, fixtures, repairs, cleaning and staging that happen before the photos and the sign. Many brokerages now offer some version of a make-ready or pre-listing prep program. JREfresh is ours, built around one idea: spend only where the sales in your neighborhood say it pays.
Update what matters. Skip what doesn’t.
Most sellers either do too little and sell at a discount, or spend on the wrong things and never see the money again. Buyers pay for homes that feel fresh and cared for. They rarely pay extra for a remodel. We look at what the updated homes near you actually sold for, compared with the dated ones, and build your plan from that gap.
How JREfresh works
Walk-through and recommendation
Your agent walks the home and gives you a written list: what to update, what to skip, and a rough cost range for each item, based on recent nearby sales.
Bids from local pros
We get bids from painters, flooring installers and other trades we trust. You choose who to hire, and you pay them directly.
We coordinate the work
Scheduling, updates, site visits and a punch list, with one point of contact, so you don’t have to manage five different crews.
Clean, stage, photograph, list
When the work is done, we line up final cleaning, staging and photography, and your home goes on the market looking its best.
What we typically coordinate
JREfresh is for cosmetic updates and repairs, not down-to-the-studs remodels. Licensed work such as electrical, plumbing and HVAC is done by licensed pros who pull their own permits.

JREfresh also works for owners who want help updating a home they plan to keep for now, or before a refinance or a future sale. We’ll walk the home, give you the same do-and-skip plan, and coordinate the work under a simple project agreement.
Common questions
Do I pay the contractors myself?
Yes. You hire each pro and pay them directly at their price. Some vendors and outside programs offer payment at closing, and we can point you to them. Jorgenson Real Estate never holds or marks up your money.
Can I pay for the updates at closing?
Often, yes. Some vendors will wait until closing, and there are outside programs that pay for pre-listing work and collect from your sale proceeds. We can connect you with them and coordinate the work the same way. Jorgenson Real Estate does not lend money or advance costs itself.
How is JREfresh different from other make-ready programs?
JREfresh is built to help you spend less in the first place. We tell you what to skip, you can use any vendor you want, you pay the pros directly at their price with no markup, and every recommendation is tied to what nearby homes actually sold for.
What does JREfresh cost?
The JREfresh fee depends on the home and the project, and you agree to it in writing before any work starts. For listing clients it is paid at closing along with the listing commission. Fees are negotiable and are not set by law.
Will I get my money back on the updates?
No one can promise that, and we won’t. What we can do is show you what updated and dated homes near you have actually sold for, and recommend only the updates the sales support. The final decision is always yours.
Is Jorgenson Real Estate a contractor?
No. We coordinate. The pros you hire do the work under their own contracts, insurance and licenses. We schedule, keep you updated, visit the home and help you finish the punch list.
How long does a JREfresh project take?
Most cosmetic projects take a few weeks from the first bid to photos, depending on the scope and how quickly the trades can start. We’ll give you a realistic timeline with your recommendation, and we count the cost of that time when we decide what’s worth doing.
Can I choose my own contractor?
Yes. You can use any vendor you like, including one we didn’t suggest. We’ll coordinate with them the same way.
