Vizcaya is a 477-acre Taylor Morrison community of about 1,200 homes in north Round Rock, off University Blvd. It has two sides: Traditions at Vizcaya, open to all ages, and Heritage at Vizcaya, an age-restricted 55+ community with its own lodge. Both sides are inside Round Rock city limits with no MUD or PID, which keeps the tax rate lower than most newer communities around it. Our founder, Kasey Jorgenson, is a former Vizcaya homeowner, and our team has helped buy and sell homes on both sides for years.

Both sides also belong to the Vizcaya Maintenance Association, which cares for the shared common areas. All three associations are managed by CCMC. Every Vizcaya home is inside Round Rock city limits, so owners pay city property tax and get city water, wastewater and services, and there is no municipal utility district or public improvement district on top. Using Williamson County's published 2025 rates, before homestead and other exemptions, the total comes to about $1.80 per $100 on the Round Rock ISD part and about $1.85 per $100 on the Georgetown ISD part (Williamson County, county road, City of Round Rock, the school district, Upper Brushy Creek WCID and, in Round Rock ISD, Austin Community College). Vizcaya is split between two school districts by phase. The southern phases are in Round Rock ISD (Teravista Elementary, Hopewell Middle, Stony Point High). The northern phases, including 3C, 4D, 4E, 5C, 5D/7B, 5E, 6E/6F/7C and 7A, are in Georgetown ISD (Carver Elementary, Wagner Middle, East View High), and a few phases are split.
