What to know about Springbrook

  • Four plats, one name. County records show Springbrook Centre west of Grand Avenue Parkway (first platted in 1985), Springbrook, platted as Springbrook One, at Heatherwilde Boulevard (1988 on), Springbrook Glen between Pflugerville Parkway and Schultz Lane (late 1990s) and the smaller Springbrook Enclave off Schultz Lane (2000). Not sure which one a street is in? The Springbrook HOA street list sorts them out.
  • Inside city limits, no MUD. City of Pflugerville and Travis County maps place every section inside Pflugerville city limits, so homes pay city tax and there is no water district.
  • Two ZIP codes. Springbrook Centre homes have Round Rock (78664) mailing addresses, and the rest use Pflugerville (78660). Springbrook Centre is still inside Pflugerville city limits and Pflugerville ISD.
  • Pflugerville ISD. The district's 2025–26 map places Springbrook, Springbrook Glen and Springbrook Enclave at Windermere Elementary (a few streets at the south end of Springbrook go to Brookhollow Elementary), Park Crest Middle and Pflugerville High. Springbrook Centre is zoned to Caldwell Elementary, which sits next to it on Picadilly Drive, then Pflugerville Middle and Pflugerville High. Zones can change, so confirm any address with the Pflugerville ISD Find My School map.

Taxes

Every Springbrook home pays the same 2025 taxing units, which add up to about $2.23 per $100 before exemptions: Travis County ($0.375845), Central Health, the county hospital district ($0.118023), Pflugerville ISD ($1.1069), the City of Pflugerville ($0.535) and Travis County ESD No. 2 ($0.092765). There is no MUD. Check any address on traviscad.org.

Amenities

  • Springbrook HOA park (17910 Wilke Ridge Ln): a walking track with a quarter-mile outer loop, playground, reservable pavilion, shaded seating and exercise equipment. There is no community pool or clubhouse. The Springbrook HOA covers just over 400 homes near Pflugerville Parkway and Heatherwilde Boulevard and is managed by PAMCO.
  • Springbrook Glen park: playscape, sand volleyball, a basketball court, BBQ pits, a small gazebo and a 0.3-mile trail loop. The Springbrook Glen HOA covers about 325 homes and is managed by Community Association Management.
  • Springbrook Centre has its own owners association.

A few streets in the original Springbrook plats, such as Catumet Drive, have no HOA, according to the Springbrook HOA's street list, so confirm HOA status on any address.

Getting around

Approximate drives from Pflugerville Parkway at Grand Avenue Parkway: Windermere Elementary under 1 mile, Caldwell Elementary about 1 mile, Dell's Round Rock campus and Park Crest Middle about 2 miles, Pflugerville High and downtown Pflugerville about 3 miles, Stone Hill Town Center, Pfluger Park and Baylor Scott & White Pflugerville about 3.5 miles, Kalahari about 4 miles, downtown Round Rock about 4.5 miles, Dell Diamond about 5.5 miles, Lake Pflugerville about 6.5 miles, The Domain about 10.5 miles and the Texas Capitol about 16 miles.

Buying or selling in Springbrook

Springbrook buyers get an established neighborhood inside Pflugerville city limits, close to Dell and Round Rock, with no MUD tax. Homes run from 1986 in Springbrook Centre to 2004 in Springbrook Glen, and each section has its own HOA or none at all, so we check the section, HOA and zoned schools for every home. Because most homes are 20 to 40 years old, updates drive price, and we price from recent sales in your own section of Springbrook. Sellers can start with a free market analysis.
