Cottonwood Farms is a newer north Hutto neighborhood of about 450 homes on the north side of Limmer Loop, built from 2021 to 2025. County plat records call it Wilco Ranch. It's inside Hutto city limits with no MUD, zoned to Hutto ISD, and gets water from Jonah Water SUD and wastewater service from the City of Hutto.
