Living in Sonterra

Sonterra is a 1,300-acre community in Jarrell along the east side of I-35, about 10 miles north of Georgetown, with more than 4,000 occupied homes and still growing. It's served by Jarrell ISD, sits outside city limits and is in the Sonterra Municipal Utility District, which also runs the community center, pool and parks.

What to know about Sonterra

• Jarrell ISD, by street. Jarrell ISD adopted new elementary zones for 2026–27, and Sonterra streets now go to Berry Creek, Double Creek or Jarrell Elementary and to Jarrell Middle or Jarrell Ranch Middle; all feed Jarrell High. Check each address with the Jarrell ISD InfoFinder.
• The MUD does a lot. Sonterra MUD (created in 2005) provides water, wastewater and drainage and runs the community center pool and parks; voters approved park bonds that fund a splash pad, courts, a pump track and trails.
• Still building. Lennar, Starlight, KB Home and Century Communities have been active builders, so resales compete with new construction.

Taxes

Every 2025 taxing unit on Sonterra homes adds up to about $2.41 per $100 before exemptions: Williamson County, county road, Jarrell ISD, ESD 5 and Sonterra MUD ($0.7245). There's no city property tax. Check any address on wcad.org.

Getting around

I-35 runs right along Sonterra, with about 80 acres of frontage retail at the entrance. Georgetown is about 10 miles south. Jarrell ISD's new Berry Creek Elementary and Jarrell Ranch Middle both opened recently to keep up with growth.
