Teravista is a 1,500-acre master-planned community of nearly 3,400 homes that straddles Round Rock and Georgetown, just off I-35 behind the Round Rock Premium Outlets. It has its own public 18-hole golf course, three pools, two clubhouses and miles of trails. It also has two school districts, three utility districts and two different tax pictures depending on which side of the line a home sits. Teravista's mailing addresses say Round Rock or Georgetown, but county tax records show no city property tax on Teravista homes. Water and wastewater come from the community's municipal utility districts (MUDs) instead. The bigger differences between the two sides are the school district and the total tax rate.

Round Rock ISD's feeder chart sends Teravista Elementary to Hopewell Middle School and Stony Point High School. The HOA is the Teravista Community Association, managed by Goodwin & Company. Every owner pays the regular assessment; some sections also pay a service-area assessment. Ask for the resale certificate early so you know the exact amounts for a specific home. teravistatogether.com
