Living in Santa Rita Ranch

Santa Rita Ranch is a master plan of about 4,000 acres on both sides of Ronald Reagan Blvd north of SH 29, east of Liberty Hill. Building started in 2014, about 4,500 homes and lots are on the county rolls, and the developer plans about 10,000. It sits outside city limits in Liberty Hill's extraterritorial jurisdiction, and the section a home is in decides both its school district and its MUD.

What to know about Santa Rita Ranch

  • Two school districts. Almost all of Phases 1 and 2 on the north side (about 1,200 homes) are in Georgetown ISD, zoned for 2026–27 to San Gabriel Elementary (inside the community), Benold Middle and East View High; check the Georgetown ISD school finder. The rest is Liberty Hill ISD: Santa Rita Ranch South goes to Santa Rita Elementary and Legacy Ranch Middle, Phases 3 to 7 to Tierra Rosa Elementary and Santa Rita Middle, all feeding Legacy Ranch High (12th graders finish at Liberty Hill High in 2026–27). Saddleback Elementary is set to open in August 2027. Check Liberty Hill ISD Find Your Campus.
  • Many MUDs. Water, wastewater and drainage are financed through a group of Williamson County MUDs (No. 19 and 19A to 19H), so two homes a few streets apart can have different tax rates.
  • Villages and builders. The developer, Platform Ventures, groups the ranch into villages including Homestead, Tierra Rosa, Saddleback, Eldorado and Regency, a 55+ active-adult section. It lists 13 builder partners, including Coventry, Highland, Perry, Pulte, Scott Felder, Taylor Morrison, Toll Brothers and Westin.

Taxes by section

The master association is managed by Goodwin & Company, and some sections add a sub-association; ask for the resale certificate early.

Buying or selling in Santa Rita Ranch

With builders still active, Santa Rita Ranch resales compete with new homes a few streets away. We price against both recent resales in the same section and current builder incentives, and we spell out the school district and MUD rate for the exact address, since both change across the ranch. Sellers can start with a free market analysis.
